General terms and conditions

1 Contract conclusion

A binding rental agreement is stipulated once we accept your reservation (via phone, mail, telecopy or e-mail) and through a confirmation of the booking.

2 Number of guests/ Use of the apartment

The maximum number of guests in the apartment is 4 persons. The number of guests must be announced upon booking. Additional guests have to be announced to the lessor 24 hours in advance. Subletting or even commercial use, as well as any purposes of usage other than lodging is forbidden.

3 Arrival/Departure

If not agreed otherwise, the apartment is available at 15.00 hours (3 pm) local time on the day of arrival. The letting of the keys takes place according to prior agreement.
Check out time, if not agreed otherwise, is 11.00 hours (11 am) local time on the day of departure.

4 Rental fee

The rental fee is the fee per day, multiplied by the number of days of the stay. The rental fee does not depend on the number of persons sharing the apartment (max. 4). The rental fee covers the rent and all side- and running costs. Bedlinen, towels and cleaning services are charged extra according to the number of guests in the apartment. Please note that there are seasonal price differences during the Christmas season, New Year and during certain events.

5 Payment/Payment in advance

Payment in advance: 50 % of the total rental fee is to be paid upon receipt of the confirmation of the booking, at the latest 14 days prior to the beginning of the rental period. If the number of days between the stipulation of the contract and the beginning of the rent is less than 14, the total amount of the rental fee must be transferred entirely to the indicated bank account.
Balance of residual amount: The residual amount of the rental fee must appear on the indicated bank account 24 hours prior to the arrival day.
If the rental period exceeds one month (long rental period), the rental fee for the entire period has to be transferred in advance.

6 Expenses/Cancellation

Cancellation up to one week before arrival: free of charge (your deposit will be returned)
Cancellation within the week prior to arrival: 50 % of the rental fee.
Cancellation during the stay: 100 % of the rental fee.

7 Deposit

A deposit of Euro 300,- must be lodged upon arrival. The deposit will be reimbursed on the day of departure after the restitution the rental object in a flawless condition and the keys.

8 Failing provision

The lessor is obliged to reimburse any paid rents in case of failing provision of the rental object due to force majeure or to circumstances in account of the lessor.

9 Damage / Liabilities

The lessee is obliged to indicate any damages occurred during the rental period (broken glasses, damaged furniture ecc.) when checking out of the apartment. The lessee is fully liable for all damages to the apartment and its contents during the rental period. Lost keys will be duplicated at the expenses of the lessee. The lessor is not liable for any damages/destruction/loss of the lessee’s personal property. The lessor is not liable for short-term interruption of the public supply of water, gas or electricity, a price-reduction is excluded. The same goes for instances of force majeure.

10 Complaints

Complaints concerning the appearance of the apartment or defects must be brought to notice of the lessor immediately (within three days). After this period claims to the lessor cannot be asserted. Usually defects are repaired immediately.

11 Pets

In the apartment pets are not allowed.

12 Smoking

In the apartment smoking is forbidden.

13 Infringements

Infringing the provisions as laid down in these General Terms and Conditions, the lessor reserves the right to end the rental contract without reimbursement of delivered payments.

14. Miscellanea

The house rules of the site are part of the rental contract. The lessor reserves the right to access the apartment in case of necessary repair works or to control the contractual use of the apartment. The use of the premises and pathways to the apartment is at the lessee’s risk.

15. Salvatorius Clause

The invalidity of individual provisions of these General Terms and Conditions shall not affect the validity of the remaining provisions. The place of fulfillment and of jurisdiction for all claimes or disputes arising from the contract is Vienna, Aust
